You run the properties.
We run the back office.

Tenant messages answered in minutes. Rent followed up. Vendors dispatched. Leads booked. You get one text on Friday — and reply to act. No software to learn. No login. Ever.

Built for self-managing landlords with 5–100 doors.

The owner is the back office. That's the problem.

Every self-managing landlord runs two jobs: the portfolio, and the avalanche of repetitive work around it.

11–16
hours a week
what owners spend on admin — tenant messages, scheduling, follow-up, paperwork. Roughly a third of a work week.
10 PM
when the phone rings
maintenance doesn't keep business hours. Neither do leads — and the ones that wait until morning sign somewhere else.
Ceiling
the real cost
the portfolio can only grow as fast as your spare hours. The repetitive work holds it at its current size.

Watch a week happen without you.

Three real moments from a 42-door portfolio — and the receipt that prices them. Tap through.

Tuesday · 9:47 PM

You're at dinner.
2B's heat just quit.

This is the conversation your tenant is having right now — with your back office. Watch the right side of the screen. That's the product.

Meanwhile, your phone: dark. It stays dark all night.
What this was worth
1.5 hours of your evening — not spent on hold with vendors
Repair done same night at the pre-negotiated rate — no emergency premium
A warm tenant who renews — turnover costs ~$2,500 a door
Every word logged, invoice filed, nothing for you to remember

A stranger asks about your vacant unit.

You're on a job site — or asleep, it wouldn't matter. Rental leads cool off in minutes: the ones that wait until evening usually sign somewhere else.

Your phone: still dark. The lease is being started anyway.
What this was worth
Answered in 3 minutes, showing booked in 9
A $2,150/mo lease now in motion — every vacant week costs you ~$500

Monday → Friday

The rent conversation you never had to have.

5D ran late this month. Chasing rent is the job every owner hates most — awkward, repetitive, and expensive to skip. Here's the whole week of it, handled with a paper trail.

Your involvement: reading about it Friday, after the money landed.
What this was worth
$1,840 collected — without one awkward call
Documented promise, documented payment — clean file if you ever need it
Firm and courteous in your tone — the relationship survives the reminder

The receipt, not a dashboard.

Software shows you the state of your portfolio — and leaves the work to you. This page prices the work somebody else already did. That's the difference, and it's the whole product.

One text on Friday. Reply if anything needs you. That's the entire interface.

Illustrative demo week. Hours are estimates at typical self-management pace; turnover and vacancy figures are market ballparks. The Friday report itself is one text message — this page is what it stands for.

How it works

Like hiring the best back-office employee you've ever met — minus the hiring.

step_1

We learn your judgment

Spending limits, tenant history, vendor list, your tone. Two weeks of questions — then it runs on your rules and asks less every week.

step_2

It runs your back office

Tenants text and call the same number they always have — and every message gets answered, every lead chased, every repair triaged and dispatched, every rent reminder sent. Nights, weekends, holidays. Documented.

step_3

Friday, 4:00 PM

One text: what was handled, what needs you. Reply to act. That's the entire interface — there is nothing to log into.

No new apps — for anyone.

your_tenants

They keep texting

The same number they already use for their landlord — text or call. Nothing to download, nothing to learn. Works for every tenant, from 22 to 82.

you

You keep your phone

The Friday report arrives as a text or email. Replying is the whole interface. Everything this needs is already installed: Messages.

Your system stays

Already on AppFolio, Buildium, or a spreadsheet? Keep it — it stays the filing cabinet. We're the staff working alongside it, keeping your records current.

The paperwork, already done

Every dollar and every repair is tagged to its property and unit the moment it happens — so the reports write themselves. Delivered to your inbox. Nothing to log into.

Any report, any property, any period — reply and it arrives in minutes.

Every incident, on the record.

Everything that happens in your portfolio — a repair, a late rent, a lead, a complaint — opens a numbered incident record the moment it starts: the property and unit, the full timeline, the complete conversation, the dollars, the invoice.

It's what makes every number auditable. Your Friday report cites record numbers. Your P&L lines link back to them. Reply with any record number and the full file arrives — for a dispute, an insurance claim, or a buyer's diligence, years later.

Fair questions

Do I have to learn new software?
No. There is nothing to log into, configure, or maintain. The report arrives by text or email, and replying is the only skill required. If you ever have to log in to make it work, we've failed.
Do my tenants need to download an app?
No. Tenants text and call a regular phone number — the one they already have for you. No portal, no password, no install. That's deliberate: tenant-app adoption is notoriously poor, and a leak at 9pm shouldn't require a download. Text and voice work for every tenant, every age, every phone.
What happens when something actually needs me?
It reaches you immediately — with context and a recommendation, like a great employee would. Emergencies escalate in real time; routine decisions wait for the Friday report. You set the thresholds: what it can spend, what it can decide, what always comes to you.
What if it gets something wrong?
Every conversation is documented, every action is logged, and anything outside your rules escalates to a human instead of guessing. When it isn't sure, it asks. And you read exactly what was said each week — nothing happens in the dark.
I already use AppFolio / Yardi / Buildium — my tenants submit through the portal.
Keep both — the software and the portal. A portal is an intake slot: when a ticket lands in it, someone still has to triage it, call the vendor, update the tenant, and chase it to done. That's where we start — your work-order notifications route to us, and we work every ticket to closed, writing the resolution back. And everything that never touches the portal — the Zillow lead, the 10pm phone call, the rent conversation — lands on us instead of you. Your software stays the filing cabinet. We're the staff behind it.
How will I know it's worth it?
You won't have to take our word for it. Every month you get a value statement: hours returned, rent recovered, costs avoided — priced conservatively, measured against what you paid, rolling since day one. Every number traces to a numbered incident record you can pull anytime. If the math ever stops working, cancel — that's why there's no contract.
Is my data — and my tenants' data — secure?
Encrypted in transit and at rest, never sold, never used to train public AI models, and exportable by you at any time. Payments run through Stripe, so card numbers never touch our systems. The full commitments are just below, under "We invest in what you shouldn't have to."
How do I pay?
Credit card, powered by Stripe — that's it. Your subscription is month-to-month and your card is the only setup step. Rent from tenants never touches our accounts; it flows to yours, the way it always has.
Can I cancel?
Any month, no penalty. We'd rather earn the next month than lock you into it — the Friday report makes the case 52 times a year.

We invest in what you shouldn't have to

Running a modern back office takes infrastructure no 30-door owner would ever buy alone. That's the point of us.

the_stack

Enterprise-grade tools

Frontier AI, carrier-grade telephony, monitored infrastructure — the same class of systems national operators run, priced into your $15/door.

security

Locked down

Every message, record, and report encrypted in transit and at rest. Access limited to your account and the humans handling your escalations — no one else.

privacy

Never sold, never shared

Your data — and your tenants' — is never sold, never shared, and never used to train public AI models. Payments run through Stripe; card numbers never touch our systems.

your_data

Yours, always

Every record, transcript, and report exports on request — and leaves with you if you ever go. Your portfolio's history belongs to you, not to us.

Built by a landlord

jam3.ai started the way most useful things do: with a problem its founder was tired of living. He owns and operates multiple rental properties himself — which means years of 10pm maintenance texts, awkward rent conversations, and January spent reconstructing a year of paperwork.

So we built the back office we couldn't hire: one that answers in minutes, never sleeps, writes everything down, and costs less than a dinner out per door. It runs on our own portfolio first — every workflow on this page is proven on our own doors before it ever touches a client's.

We're independently owned. No venture capital, no pressure to grow at your expense — jam3.ai is held by the same family investment office that holds the properties. We built it to keep it.
